The evolution of Groundsure Searches: 2001 to 2026. Celebrating 25 years of Groundsure

As Groundsure reached its 25-year milestone in March 2026, we take a moment to reflect on a period of remarkable change. Since 2001, we’ve supported confident property decisions by providing clear, comprehensive environmental searches, helping solicitors, lenders and homebuyers manage risk with confidence. It’s what we take pride in.

Groundsure was established in 2001 - in response to the increasing regulatory and professional requirements surrounding environmental due diligence in UK property transactions. In particular, Part 2A of the Environmental Protection Act 1990 which placed additional responsibilities on local authorities, and potential liabilities for homeowners. Entering into this market came with challenges, surprises and success.

Over the past quarter-century, Groundsure has evolved alongside the UK property market – by adapting to key legislative change, and the growing need for clarity in environmental risk. Steven Watt, Product Manager said: “Groundsure has established itself as a leading provider of residential environmental searches, with over 70% market share – reflecting the trust of UK property professionals. The evolution of our reports over 25 years:

Our reports have evolved significantly over the past 25 years. We’ve continually improved both the data insights and presentation to better support an efficient workflow for legal professionals. Here, we take a look back at where they started and the legislation and feedback that drives our approach.

  • 2001 – Groundsure is founded

Groundsure launches with a clear mission: to simplify environmental risk for property professionals and support informed decision-making. 

  • In 2001, Groundsure launched its first product – the Homebuyers report, marking its market entry. 

 

In those early days, report front pages were minimal and did little to support an efficient workflow. Typically this included the client address, possibly a site location plan – so clients would have had to flick-through several pages, to find the actual data and results.

  • In 2003, we added planning data to our reports – which enabled far greater accuracy, speed and visibility to conveyancers and homebuyers. Plus, it streamlines the conveyancing process into one comprehensive report 
  • In the 2010s, we introduced contaminated land and flood risk assessments to the front page of the reports. At the time, flood risks assessment was based on a point search with a 25m buffer, intended to capture the whole property and any associated risks. In reality however, few properties were this large, and the 25m buffer often identified risks that didn’t actually impact the property at all.

Report development:
 
During the 2010s, the reports went through several iterations. It wasn't until the launch of our Avista report in 2017, that all risks were included on the front page. This (launch) marked a major milestone in Groundsure's innovation journey - by pioneering a true all-in-one environmental search that removed the need to add-on reports. It became the only product on the market to address all relevant Law Society Practice Notes, alongside guidance in the Law Society Conveyancing Handbook.

  • In 2021, we added comprehensive mining data to Avista, making it the most comprehensive search available. Nothing comes close to competing. At the same time, enhancements were made to the Groundsure Homebuyers report, by adding full data on energy, transport, infrastructure and planning applications 
  • In 2023, we built our award-winning and innovative ClimateIndexTM, which is included as standard in both the Homebuyers and Avista residential reports.

  • Homebuyers 2025: Clearly presents risks and information to ensure a smoother user experience and is enriched with colours to bring-to-life key points. 

We’re continually innovating to improve how we report on risk. In 2024, we began using OS® NGD to further refine our recomendations and risk assesements.

By continually refining our searches in line with these developments, we deliver solutions that meet the real-world needs of our customers, providing clarity, confidence, and actionable insight into the environmental risks and hazards that can impact property transactions.” 

We’re excited for the chapters ahead as we continue to innovate, grow and continue to shape the future of environmental risks insight. In April 2026, we were excited to launch new updates to our residential reports — Avista, Homebuyers and Homescreen.

The redesigned reports feature clear chaptered formats, enhanced layouts and clear presentation, with key visual risk indicators (helping you to assess risks-at-a-glance), with improved report navigation, including hyperlinks for seamless page transitions. These updates are shaped by user-feedback sessions, and are designed to support a more efficient workflow for legal professionals.
