Typically commissioned where a potential mining-related risk has been identified, these inspections comprise a visual assessment of the property and its immediate surroundings. The assessment focuses on identifying visible indicators of ground movement, settlement, or structural distress that may be associated with historic mining activity.
A detailed visual inspection of the exterior of a dwelling, associated garages or outbuildings, and surrounding land. The assessment considers evidence of settlement or subsidence potentially attributable to historic mining and provides a professional opinion on the associated ground stability risk.
A walkover inspection of land, commonly agricultural, woodland, or large residential sites, to establish the presence or absence of historical mining features. Reports include bespoke recommendations informed by observed features, historical records, and current or proposed land use.
An inspection undertaken during the construction of a new dwelling, extension, garage or similar, prior to concrete being poured, to confirm that foundation excavations have not encountered historical mining features. This provides a final check to reduce residual ground stability risk before construction progresses.
Where higher-risk mining features are recorded, such as mine shafts, or where confirmation of subsurface conditions is required, intrusive investigation may be necessary. The scope and methodology are tailored to each property/site and may include the following approaches.
Typically undertaken on residential properties or sites with limited access, drilling investigations use specialist plant to complete vertical and angled rotary boreholes. Interpretation of borehole data enables our geologists to develop a three-dimensional ground model, identifying geological conditions and potential mining features.
Used on open or larger sites, trial pits and trenches allow direct inspection of ground conditions and potential mining features. Findings are interpreted alongside historical records to assess ground stability risks and inform development or remediation decisions.
These investigations are often carried out alongside other surveys and testing. Taking this combined approach helps gather the right information efficiently, whether to assess potential land contamination, understand ground stability, or provide geotechnical information to support later design and construction.
