What is a highways search?

Undertaking Highways due diligence is essential for anyone considering a property purchase. Small areas of land that aren’t identified as publicly maintained highways can create problems such as rights of way disputes, and ransom strips which could potentially affect property values and development potential as well as causing significant financial loss to buyers and developers.

In partnership with PlanVal, Highways is the UK’s authoritative report providing the most accurate and comprehensive datasets and expert opinion to ensure maximum due diligence for your client.

This report combines official highways data with expert consultancy to provide the definitive opinion. It contains official data held by 177 different Highways Departments within a county council, city council, borough council, metropolitan borough council, royal borough, and The Corporation of London. In many cases there are multiple Highways Departments which are required to answer specific property related questions. Our search makes it easy to obtain the official Highways Department data with certainty.

Additionally the search reveals public footpaths, bridleways, cycle paths, which run across, under, adjacent or nearby a plot or site which can seriously impact development plans and valuations.

What does it cover?

  • This report provides detailed responses from the Highways department and seeks clarification on a number of issues including:
  • If the property immediately abuts a publicly maintainable highway
  • If there is any intervening land between the property and the public highway?
  • If there are any planned road closures?
  • The presence of public footpaths
  • Future developments which could impact traffic flow
  • Planned siting of new bus stops
  • In addition to the above, the Highways Department is also requested to provide a plan showing the extent of the highways and adopted roads in relation to the property.
  • If a London search is undertaken and is found to be in close proximity to one of Transport for London’s 6176 Red Routes and junctions, you will receive a recommendation to undertake a Red Route search.

How do I order a report?

If you already have a Groundsure account you will need to log in using your user name and password and select the product(s) you require. If you do not have a Groundsure account, one must be set up, even for single pay as you go orders. This can be done using the create an account function.

What does 'Order in Progress' mean?

Order in progress is a status we assign when your report or data is being produced. You will receive your product within the defined turnaround time. If you order states “with Groundsure”, this is because you have submitted your order with a site plan and we are working on digitising your site boundary, or because the site drawn exceeds our standard pricing options. Orders will be placed within 24 hours, and a member of the team will be in contact if we require further information. If you order states “On Hold”, this is because one of our environmental consultants has raised a query with your order. This query will have been emailed to you.

How do I download a report?

All reports will be delivered by email to the designated email address. If necessary, you are also able to include an additional email address before placing your order. However, if the file is too big for email, a download link will be emailed to you. Alternatively, you can download any report from your Order History.

How do I cancel a report?

Cancelling an order ‘in progress’ can be dealt with via your Groundsure account. If the order you wish to cancel is already complete, please contact us and the team will advise you on our cancellation policy.
